Please, for the love of God Almighty, don’t start gutting your bath, kitchen or other living area before you decide to refinance your home.

Wait until I, you’re professional real estate appraiser, comes through and opines a value for your property. Then, after the report is in your hands, go nuts and dismantle anything you want. There is nothing worse, well, at least it’s not easy, for me to walk into a home that is in the middle of some major renovation work. 90% of lenders want an “As Is” report, especially those who offer “rocket” loans or some such. Just a helpful tip. Please continue your automotive posting.

I’m guessing this happens because these things happen in this order.

1 home owner decides to remodel.

2 home owner gets a rough idea of what it will cost, without professional help.

3 home owner starts tear out because it’s easy, and FUN!

4 home owner starts the process for doing remodel on their own, but fails miserably and gives up.

5 home owner finally gets an estimate from a professional installer, HOLY STICKER SHOCK BATMAN, I NEED A LOAD ASAP!

This will probably happen to me when I decide to tear our my shower and build a ceramic shower.

If you have a drinking well, have the well cleaned occasionally. The pump is at the bottom, and sometimes the water up top sits for years, forming bacteria and other fun stuff.

One more, if you have a drinking well and live near a gas station, check it annually.

Our first house was purchased with a small loan to cover my contribution . The appraiser got out of his car, took one look at the house, said “Jesus, what a shit heap. But at least the land is worth more than the loan value. ” Then got back in his car and drove off.

I wasn't sure if I was impressed or offended. After all...it was a shit heap at the time.

I’ve got one.

If you don’t pay your water bill for six months it’s not acceptable to use a hamer to break all the windows in the city workers car when they’re told to shut off your water.

If you do the above don’t follow it up after the police arrive by pointing to a gun safe and saying you’ll shoot at every city vehicle that drives by your house.

If you do the above don’t grab your hammer and throw it at the police officer when he informs you you’re under arrest.

This all happened last week in a neighboring city.

No, I’m the appraiser. This was my subject this morning. It happens way more often than you’d expect. I walked through at least two homes that were down to the studs throughout the entire home. Both went back to the banks, eventually.

If your are putting a really big pipe in the ground make sure to compact the soil really well. This is only a 24” pipe but the only photo I had on my phone.

This brings me back. When we bought our house, I was able to find the property markers so that we could put in a fence. I live in a very old neighborhood set on a very standardized grid, so it wasn’t hard to find the markers. THEN, I measured my lot to make sure the markers agreed with what the city had measured. THEN, I checked GPS and it checked out. THEN, I called the landlord of the property next door, showed him where the property line was, agreed it looked correct, noted that the line runs within 16" of his house (OLD NEIGHBORHOODS, RIGHT?), and he signed off on it.

Fast forward to the tenants going bat shit over the fence, cutting all my survey lines, police getting involved, them giving me shit about it for the next 8 years, etc.

When the next satellite update of our local GIS when live, I zoomed in on the fence. Nailed it. Fence was right where it was supposed to be. Landlord next door gets divorced, goes bankrupt, gets foreclosed on, tenants get evicted, destroying house on the way out, city condemns it, ban k firesales it to me for the price of a new Suburban. Life turns out OK in the end.
